Policies/FAQs

GENERAL INFORMATION:
  • Two-night minimum
  • Rates are based on a 2 person occupancy - (Maximum 2 -4 guests depending on the cabin). Exceptions are made for small children.
  • All Fridays and Saturdays MUST be booked together.
  • For last-minute reservations (7 days or less) call 618-534-7143
  • Rates are subject to an 11% lodging tax (6% State of Illinois and 5% Jackson County)
  • We do not allow any more guests in cabins other than the specified amount of guests.


2023 DATES THAT MUST BE BOOKED TOGETHER:
  • Christmas: December 24 and December 25 (2 nights minimum)
  • New Years: December 31 and January 01 (2 nights minimum)


All Fridays and Saturdays must be booked together.

2 NIGHT MINIMUM FOR ALL RENTALS (1-night stays are occasionally available must call to book)

All reservations must be secured by a credit card and we require 100% of the total stay deposit- we accept Visa, Mastercard, and Discover credit cards through our secure online reservation system or over the phone.

Check-in time is 4:00 p.m. and check-out time is 11 am (please call for early check-in availability, but remember that we need time to clean the cabins). Please do not show up to your cabin before 4 PM without prior communication. If you do, you will be asked to leave so that we can finish cleaning your cabin for you. We ask our guests to email a couple of days in advance (we get a lot of emails on a daily basis, so please call if you do not get a response to your email within 24 hours to obtain your check-in instructions) or phone us a few days prior to your stay.

Must be 21 years or older to rent the cabin (No exceptions).

Reservations are taken up to one year in advance and must be canceled 31 days or more prior to arrival date to avoid forfeiture of fee. If you cancel 31 days or more prior to your stay your credit card will be refunded minus a 10% processing fee. Refunds can take up to a month to completely process. Reservations for 7 or more consecutive days require a 40-day cancellation notice.

If you cancel less than 31 days prior to your arrival date or fail to show for your reservation you will be charged the full amount of your stay. If we are able to fill any of your reserved days for another guest you will be given a voucher for the dates taken.

One-night stays are subject to a $20 surcharge and are NON-REFUNDABLE.

Priority will be given to reservation requests made for the same dates to the longer duration stays.

State or county lodging tax rates may change without notice.

Prior to the rental, we require that you view our rental policy and by submitting a reservation you are authorizing that you have read and understood our rental policy.

OAKGROVE CABINS, LLC

By submitting a reservation you are in agreement with this policy.

Please be aware that the cabins are located in the woods. There are insects in the woods including mosquitoes, ticks, and spiders (we do have a bug zapper on the back porch). There is also some poison ivy, so we do not recommend walking in the woods off of the paths. We mow the grounds of each cabin and keep it clear of insects as best we can.

Refunds will not be given due to the weather.


  • Paniagua & Campbell Associates, LLC reserves the right to cancel reservations made without completed payment.
  • Paniagua & Campbell Associates, LLC reserves the right to vacate any guest if any portion of the rental policy is violated.
  • Guests are responsible for maintaining the hot tubs during the stay, and Paniagua & Campbell Associates, LLC is not responsible for any injury due to miss use of the hot tubs or any other equipment located at the cabins. There will be a $100 charge for misuse of the hot tub during your stay (unusually dirty water, foreign objects in the hot tub, very low water level, failure to replace hot tub cover to correct position). If you are unsure how to maintain the hot tub, just call us and we will take care of the hot tub during your stay at no extra charge.
  • If a hot tub breaks down prior to your check-in date or while you are here and we are unable to fix it right away you will not get a discount. The use of the hot tub is not guaranteed.
  • All reservations must be secured by credit card.
  • Guests are responsible for all damage and damages will be assessed and charged.
  • Only the number of specified guests is allowed in the cabin. If it is found that you have more than the number of specified guests at any time in the cabin, you will be charged an extra $50 per night gathering fee.
  •  Maximum of 4 persons per cabin ( Cabins 1,2,3)
  • Smoking is not allowed in the cabins and guests are responsible for the removal of smoke odors at a fee of $100.00 for stay.
  • Paniagua & Campbell Associates, LLC not responsible for items left in the cabin. Claimed items must be retrieved within 48 hours of departure date or they will be disposed of. Items may be mailed upon request and guests are responsible for all shipping costs and handling fees of $10 minimum.
  • Guests will be charged a $50.00 fee for tampering with the electronics connections (television, satellite, DVD player, or stereo). If connections are found to be disconnected, reconnected, or broken, you will be charged. Please do not attempt to rewire our television.
  • Do not open windows while the fireplace, heat, or air conditioning is on.
  • Do not drive on the grass.
  • No tents are allowed on the cabin grounds.
  • Do not attempt to light the gas fireplace with matches.
  • Do not rearrange or move our furniture.
  • Do not leave doors open and allow excessive amounts of insects into the cabin.


The cleaning policy is posted in the cabin and includes the following:
  • empty out grounds from the coffee maker and clean the coffee pot
  • wash all used dishes (leaving in drainer post-wash is fine)
  • do not worry about making beds (I clean the sheets after each guest)
  • remove all garbage from the cabin and take the trash out to the outdoor can
  • do not put loose trash (without a bag) in cans. Call me for excessive garbage and I will pick it up for you
  • wipe down all counters and table (we provide cleaning supplies)
  • cleans any spills on flooring, furniture, and walls
  • replace the cover on the hot tub and do not put any soap or foreign objects in the hot tub
  • clean out any spills in the refrigerator
  • place all dirty towels in the hamper or in the tub
  • clean any spills in the microwave
  • check the hot tub daily. Inadequate care of the hot tub will result in a $100extra charge.
  • Failure to comply with any tasks on the cleaning policy will result in a $50.00 cleaning fee per task not fulfilled billed to your account upon check out.


Gift certificates are NONREFUNDABLE. All sales are final.
  • In order to accommodate your pet, you must follow our pet policy. Oak Grove - 1&2 are pet-friendly.
  • Guests must disclose that they will be bringing a pet prior to check-in and will be charged an additional pet fee. See our rates page. Pets are only allowed with permission.
  • Pet waste must be disposed of. Please do not leave pet waste in the mowed areas or landscaping.
  • Pets must be housebroken.
  • Please do not let your pets run free. Your pets must be leashed when on the cabin grounds.
  • Guests are responsible for all damage from pets and damages will be assessed and charged.
  • Guests are responsible for the removal of pet hair from the cabin. We provide a vacuum cleaner, Swiffer brand mop, and lint roller for use. If we have forgotten to provide these items please call us and we will provide more supplies. We recommend that guests bring extra flat sheets to put on the furniture if your pet will be using it as well.


Frequently Asked Questions

Q: How far are you from Carbondale?
A: About 7 miles south (about 10 minutes).

Q: How far away are you?
A: Driving time from Chicago is about 5 - 6 hours. Driving time from St. Louis is about 2 hours.

Q: How secluded are you?
A: Our cabins are only 3 minutes from Highway 51. You can barely see one cabin from another through the trees in the summer and can see the other cabins in the winter. But, you have complete privacy at your cabin. Each cabin is accessed by its own private driveway.

Q: What is the difference between the three cabins?
A: OAK GROVE: Cabins 1-3 are based on the exact same floor plan. The only difference is that Cabin 2 and Cabin 3 have a covered back porch and Cabin 1 has an open patio with the hot tub under the stars. 

Q: What items do I need to bring?
A: Your own personal toiletry items, food, any special type of cookware.

Q: What items do you recommend I bring?
A: Beach towels for the Hot Tub, a flashlight since the light from the cabins is the only light on the property, and a first aid kit.

Q: Will the fireplace be on during my stay?
A: It depends on the season. We keep them on during the colder parts of the year. This is from October to April. The fireplaces exude a ton of heat and keeping them off during the warmer parts of the year helps us conserve energy, and keep costs low.

Q: What items do you provide?
A: We provide paper towels, toilet paper, propane for the grills, linens and towels, Folgers or Maxwell brand regular coffee, salt and pepper, cooking utensils, cookware, dishware, dish soap, assorted toiletries, and hand soap. Please call us if we forgot something, but be aware that we are not always available to provide you with additional supplies.

Q: Will my cell phone work at the cabin?
A: Verizon and AT&T work great. We are not certain about other cell phone carriers.

Q: Do you provide wireless internet?
A: No, we do not provide wi-fi. There is a gas station in Cobden (about 10 minutes away) and a McDonalds in Carbondale (less than 10 minutes away) that provide free wi-fi. Wireless services are available through a cell phone provider.

Q: Is there an outdoor fire pit and do you supply wood?
A: Yes. Each cabin has a fire pit off of the back porch. You can also purchase firewood at the Hucks gas station on Highway 51 and Pleasant Hill Road in Carbondale

Q: What is there to do around there?
A: Please take the time to view our area attractions page. We are the closest private cabin rental to Giant City State Park which offers great hiking trails among huge sandstone cliffs and boulders, horseback riding at Giant City Stables, dining at the historic Giant City Lodge Restaurant, rock climbing, and picnicking. We are only about 10 minutes to the Shawnee Hills Wine trail which features several local wineries. We are only about 5 minutes from Cedar Lake which offers fishing from the shore, boating, and swimming at Cedar Lake Beach. These are just a few ideas. We have some brochures in the cabin about area attractions and an area guide that we created.

Q: Where is there to buy groceries and supplies?
A: Closet area in Carbondale: Kroger's, Schnucks, Walmart, and Dollar General.

Q: How do I make a reservation?
A: You can use our secure online reservation system or call during office hours of 9 AM - 7 PM. We do need a credit card to reserve your stay. If we do not answer the office phone, you can text or leave a message. Please be aware that our manager is taking calls and cleaning cabins so if possible please use our online reservation system.

Q: How do we check-in and check out?
A: We will send you the lockbox code on the morning of check-in. We will need to obtain a copy of your credit card that you secured the reservation on and your driver's license that shows the same name as the credit card. Check-in is at 4 PM or anytime after. Check-out is at 11 am and check-out instructions will be provided at check-in.

Q: Is the cabin hard to find?
A: Most people have not had any trouble finding the cabins. We recommend following the directions on our location page. If you are using a mapping system other than google maps you may find that they do not give you correct directions! We are not always able to be reached immediately to provide you with directions (especially at night) so please make sure that you have printed off the directions on our location page prior to your travel.

Q: Do you have a hot tub?
A: Yes, it's on the back patio at Cabins 1-3. They are open all year round.

Q: What is the weather like there?
A: The winters here are mild. We seldom get large snowstorms and most of the winter we do not have any snow on the ground. The summers can be very hot, but the cabins are mostly shaded by very large trees and have central air conditioning.

Q: Is there an extra cleaning fee?
A: No. Unless the cabin's cleaning policy is not met. We have a one-page simple list that you can find in our rental policy that states what we require. This simple list is also posted in the cabins.

Q: I am coming to visit a family member or friend in the area. Is it okay if they come to visit me at the cabin?
A: We are fine with a family member coming for a short visit to your cabin, but we do not allow you to entertain guests at the cabin. We only allow a maximum of 4 guests in each cabin. The cabins have only 1 bathroom and are not designed for large groups or parties. If you need a larger lodging facility there are many cabins in the area that we can refer you to. This also means no tents in the yard for additional guests. You will be asked to leave if that occurs.
